Estate agency is one of the few places where the searches worth having are still winnable without outspending the portals. A search that brings an instruction rather than a viewing is worth more than its size suggests, and that is the half of the market the portals are not built to take from you.
The work is mostly local and mostly unglamorous. A profile per branch, details that agree with each other, branch pages that are actually about their town, and content aimed at a seller rather than a browser.

One Google Business Profile per office and one real page per office, with details that agree everywhere. Most agents have the pages and not the profiles, or one profile covering four towns, and that is usually the whole problem.
02 Can we beat Rightmove?
Not for property searches, and chasing it wastes money. You beat them on "estate agents in your town" and on valuation searches, which they are not really competing for and which bring instructions rather than viewings.
03 What about SEO for letting agents?
Same work, different audience. Landlords search for management and fees rather than for property, so the pages and the profile categories differ. Worth doing separately if lettings is a real part of the business.
04 How long before it shows?
Profile changes can appear within days, which is fast for anything in search. Branch pages and the valuation content take longer, usually a couple of months before the pattern is clear.
